Residential Design Service- New Home Design

I offer complete residential design services for NEW CUSTOM HOME DESIGN. I am NOT presently doing remodel or addition design, unless it is a total gut job, which I would charge same as a new home design.

Service includes complete construction documents (blueprints):

Basement floor plan.

First floor plan.

Second floor plan.

All elevation views.

Section drawing with detailed specifications.

Site plan.

All structural engineering is included.


My house design fee is $1.00 per square foot, with a minimum fee of $2000 based on a 2000 sq. ft. house. All changes are included until final delivery of drawings. (I am a registered professional engineer; I charge MUCH less than a registered architect, but am still able to provide stamped drawings for city permits and construction.)

I highly recommend using a registered professional for your drawings, rather than a draftsman or house designer. My decades of practical house design experience will save you more money on the construction phase than my entire fee! I am experienced with local construction methods and contractors and will not over-specify the construction details like many architects do. My plans build reasonably.

I am a retired structural engineer from NASA with 33 years of experience, and have 27 years of experience designing approximately 200 houses in the Cleveland and Sandusky area.

Some of my specialties are efficient use of space, cost-effective design, energy-efficient design, unique design methods to ensure dry usable basements, solving structural issues, and familiarity with building codes. I am experienced with house design ranging from 1200 sq. ft. to 8000 sq. ft.

I am NOT presently doing design of additions or house remodeling plans.

I am happy to work with Clevelanders, as I lived there for 33 years, and it is only 1 hr and 10 minutes away by car.
