Do you need to hire an Architect to design your business or home, or add to your existing residence, or clear up problems that you may have encountered with Building and Safety due to an addition that is complete but lacking a Certificate of Occupancy? I have offices in West Hills and Mid-Wilshire. If your project is in the LA County area (and beyond) that is my neighborhood and I would like to meet with you and discuss your home or business design concepts. No charge for the initial meeting. <> If the house you are selling or that you own lacks permits for some areas, I can obtain the permits. <> Is your home on an R-1 (single residence) parcel? In certain cases you CAN add a "granny" unit without have to deal with a zoning variance. I can work with you on that. <> I can and have dealt with Departments of Building and Safety, Zoning Commissions and other agencies all over the Southland. <> I can and have dealt with hillsides lots, narrow lots, lots off of unimproved streets and additions to existing structures not properly permitted. <> I can and will create for you, as needed, drawings of existing conditions based on my field measurements, design schematics and construction documents necessary for approval by Building and Safety. <> Do you have not quite complete drawings that need an to be completed by a registered architect and pushed through the permit process? I do that as well. <> I can and have overseen contractors making sure the project designed will be the project delivered. <> I look forward to consulting with you to help you achieve the residential or commercial design that works for you within your budget and in a timely fashion. <> My fees can be by the hour or a fixed fee depending on the project or the phase of the project and what makes the most sense for the two of us. <> I also have extensive experience in commercial tenant improvement projects and ADA design upgrades to make your facility handicapped accessible, comply with current codes and avoid costly lawsuits. After decades as an architect, I am well aware that hiring a design professional can be a stressful experience for those of you who rarely find themselves in need of a planner for their home or business. It is so much more than just finding someone who can create and draft a home or a commercial structure.
