My name is Lance Higgins and I specializes in the production of both 2d & 3d design, drawing/drafting services, and conceptual rendering. I have a bachelor's degree in architecture from California State Polytechnic University Pomona and am in the process of securing my architectural license here in California. I have 15 years of experience working in architecture and specialize in designing, drafting plans, preparing projects for construction, and am able to work with you in realizing your goals.

Pricing is negotiable. Each project is different and so we can discuss payment based on the project requirements.

* No Architectural License - I have no intent ato advertise and/or declare that I am an architect and/or have an architecture license within the State of California. My services are limited to the design and drafting of plans for the permitting of construction projects. Any project that by its nature requires the involvement of a licensed architect or engineer will be in addition to my services. I am well versed in the California Building Code, California Residential Code, local building and planning department requirements. Please contact me for further clarification and explanation.
